Scope
of services: As Construction Mangers we endeavor to serve as your in house design
development and construction division. We welcome the opportunity
to be a part of the process from feasibility studies through punch
lists.
As General Contractors we strive to
provide detailed comprehensive and competitive bids. We self perform
a number of the trades while subcontracting plumbing electrical
and mechanical services to a seasoned group of responsible professionals.
As evidenced by our portfolio we offer a long list of extensive
resources.
Pre-Construction Phase:
•
Prepare a detailed Critical Path for the Project from the preconstruction
phase through to the completion of construction;
• Prepare a preliminary budget
based upon the concept information developed by the consultants;
• Attend regularly scheduled
meetings;
• Review and Update budgets
on an ongoing basis;
• Provide access to subcontractor’s
and supplier’s for the purpose of analyzing scheduling and
budgetary assumptions;
• Develop a plan for meeting
critical dates in order to accomplish a desired opening date including
phasing of construction;
• Assist in cost evaluation
of alternative materials and methods to assure on going value engineering;
• Assist in the coordination
of information between the architect, owner, engineer and other
consultants;
• Provide ongoing evaluation
as to the impact of design details on cost & schedule;
• Qualify and develop prospective
bidder’s interest;
• Distribute bidding documents,
and coordinate responses to bidders questions. Make recommendations
as to awarding of contracts;
• Prepare subcontractor agreements
and purchase orders on the clients behalf using the appropriate
due diligence to insure that contracts are bought with detailed
scopes of work prepared to supplement the contract documents prepared
by the clients consultants.
Construction Phase:
•
Provide sufficient organization, personnel and management to carry
out the requirements of the project, including on site labor, job
super, project manager, assistant project manager estimating and
accounting support;
• Schedule and conduct site
progress meetings;
• Monitor and insure the
proper flow of information through RFI’s and submittals;
• Process shop drawings,
product data and samples;
• Update the project construction
schedule as required showing ongoing status;
• Oversee and seek to insure
satisfactory performance from subcontractors;
• Assist in obtaining and
monitoring status of requests for services from city agencies and
utilities;
• Coordinate preparation
& scheduling requirements of all specialty trades whose services
may be purchased directly by the client or architect;
• Interface with Landlord
and landlord representatives;
• Provide insurance coverage
consistent with the project’s requirements.
Transition and Post-Completion Phase:
•Manage
project close-out;
•Establish guidelines for
transition to facilities management.
